In Real Estate Investing, Keep it Simple - Marsha Marsh Real Estate ...

?

In the cycle of investment life?boom, bust and aftermath?the lessons only become clear after it?s too late.

So it goes with a once-hot real-estate investment that has left wreckage in its wake and a fresh reminder: When there?s a simple way and a complicated way to solve a problem, the middleman will almost always make more money off the complicated solution?but you might not.

Between 2004 and 2008, investors bought $13 billion worth of securities often called tenancies-in-common, or ?TICs,? according to OMNI Real Estate Services of Salt Lake City. Also known as 1031 exchanges after a part of the tax code, TICs are complex deals that enable the sellers of real estate to roll their proceeds over into other properties without incurring capital-gains tax. TICs were tailor-made for a real-estate bubble.

The deals were structured as privately placed securities that don?t trade; up to 35 investors can own stakes in a TIC, while a newer format can be held by up to 499 investors. The buyers get a stake in the rental income?and potential sale?of one or more commercial, retail or residential properties.

Properly structured, 1031-exchange securities can enable investors to shelter real-estate sales from capital-gains taxes, to obtain regular income and to bequeath the asset to their heirs in a tax-efficient manner.

But Wall Street took an idea that is suitable only for a limited number of specialized, wealthy clients and sold it to ordinary investors?in some cases with disastrous results.

Consider what happened to Mary Boston, 70, of Dunlap, Tenn. In 2007 she and her husband, Lavaughn, sold their local theater for $1.2 million, net of debt. Their tax preparer suggested that a financial adviser might be able to help them arrange a 1031 exchange.

The couple sank the $1.2 million?essentially their entire liquid net worth?into two TICs that gave them a stake in two apartment complexes, one in Georgia and one in Texas. The offering documents projected an annual yield of 6.5%

Study works out kinks in understanding of massage

Everyone knows that it can feel really good to get a massage.

Now scientists may have figured out why, by identifying how massage switches genes on and off, thus reducing inflammation and coaxing muscle adaptation to exercise.

The discovery provides strong evidence that massage merits further study as a treatment for injuries and chronic disorders, said Dr. Mark Tarnopolsky, a researcher at McMaster University in Ontario, Canada, and lead author of a study about the research released Wednesday.

Tarnopolsky, who has studied the cellular effects of exercise for decades, performed muscle biopsies in both legs of healthy young men before and after they'd undergone strenuous exercise, and then a third time after massaging just one leg in each individual.

Comparing tissues from each subject's massaged leg with tissues from his unmassaged leg, Tarnopolsky and his team found that massage therapy reduced exercise-related inflammation by dampening activity of a protein called NF-kB.

Massage also seemed to help cells recover by boosting amounts of another protein called PGC-1alpha, which spurs production of new mitochondria ? tiny organelles inside cells that are crucial for muscle energy generation and adaptation to endurance exercise.

Other proteins with similar roles were influenced by massage as well. And the finding tossed cold water on one widely held belief that massage eases pain by helping the body clear away lactic acid buildup after exercise. The team saw no effect of massage on lactic acid concentrations.

If future studies show positive results, that could encourage more medical plans to pay for massage therapy, said UCLA alternative medicine expert Dr. Mary Hardy, who was not involved in Tarnopolsky's research.

"This kind of work should be useful in getting these therapies reimbursed," she said.

Thomas Birk, an associate professor of physical therapy at Wayne State University in Detroit, who has studied the physiological effects of massage in patients with HIV, said that the study, published in the journal Science Translational Medicine, was the first he had seen that drilled down to cellular basics.

"We knew there was something going on, but we couldn't get to it a decade ago," he said, because the technology to probe the smallest structures of the body didn't yet exist.

Birk said that more research would be needed for practitioners to figure out the right massage methods, pressures and depths to treat particular conditions.

Tarnopolsky, who says exercise is the best way to reverse damage caused by common conditions including diabetes, obesity and aging, is an athlete himself, and is competing this week in the Ski Orienteering World Cup in Lake Tahoe.

"I need a massage now," he joked Wednesday, after a tough morning of sprints.

He said that seeing massage tables set up at marathon finish lines, and asking massage therapists whether they knew of a scientific basis for the treatment's results (most didn't), led him to think about doing this research. The team had to cobble together money to conduct the experiment. "There's so little data, we couldn't convince anyone to fund this," he said.

Coauthor Simon Melov, who studies the biology of aging at the Buck Institute for Research on Aging in Novato, Calif., and collaborates frequently with Tarnopolsky, said he initially thought the idea was crazy.

But now that the researchers have identified how massage reduces inflammation, he said, he is eager to see how it might be used to complement or replace anti-inflammatory medications such as ibuprofen in treating injury, or to counteract the generalized inflammatory responses associated with normal aging.

New study finds potential link between daily consumption of diet soft drinks and risk of vascular events

Individuals who drink diet soft drinks on a daily basis may be at increased risk of suffering vascular events such as stroke, heart attack, and vascular death. This is according to a new study by Hannah Gardener and her colleagues from the University of Miami Miller School of Medicine and at Columbia University Medical Center. However, in contrast, they found that regular soft drink consumption and a more moderate intake of diet soft drinks do not appear to be linked to a higher risk of vascular events. The research appears online in the Journal of General Internal Medicine, published by Springer.

In the current climate of escalating obesity rates, artificially sweetened soft drinks are marketed as healthier alternatives to sugar-sweetened beverages, due to their lack of calories. However, the long-term health consequences of drinking diet soft drinks remain unclear.

Gardener and team examined the relationship between both diet and regular soft drink consumption and risk of stroke, myocardial infarction (or heart attack), and vascular death. Data were analyzed from 2,564 participants in the NIH-funded Northern Manhattan Study, which was designed to determine stroke incidence, risk factors and prognosis in a multi-ethnic urban population. The researchers looked at how often individuals drank soft drinks - diet and regular - and the number of vascular events that occurred over a ten-year period.

They found that those who drank diet soft drinks daily were 43 percent more likely to have suffered a vascular event than those who drank none, after taking into account pre-existing vascular conditions such as metabolic syndrome, diabetes and high blood pressure. Light diet soft drink users, i.e. those who drank between one a month and six a week, and those who chose regular soft drinks were not more likely to suffer vascular events.

Gardener concludes: "Our results suggest a potential association between daily diet soft drink consumption and vascular outcomes. However, the mechanisms by which soft drinks may affect vascular events are unclear. There is a need for further research before any conclusions can be drawn regarding the potential health consequences of diet soft drink consumption."

Chirality of a nanotube controls growth: Armchair nanotubes grow fastest

ScienceDaily (Jan. 30, 2012) ? The Air Force Research Laboratory in Dayton, Ohio, has experimentally confirmed a theory by Rice University Professor Boris Yakobson that foretold a pair of interesting properties about nanotube growth: That the chirality of a nanotube controls the speed of its growth, and that armchair nanotubes should grow the fastest.

The work is a sure step toward defining all the mysteries inherent in what Yakobson calls the "DNA code of nanotubes," the parameters that determine their chirality -- or angle of growth -- and thus their electrical, optical and mechanical properties. Developing the ability to grow batches of nanotubes with specific characteristics is a critical goal of nanoscale research.

The new paper by Air Force senior researcher Benji Maruyama; former Air Force colleague Rahul Rao, now at the Honda Research Institute in Ohio; Yakobson and their co-authors appeared this week in the online version of the journal Nature Materials.

It's an interesting denouement in a saga that began with a 2009 paper by Yakobson and his collaborators. That paper, which presented the theoretical physicist's dislocation theory of chirality-controlled growth, described how nanotubes emerge as if single threads of atoms weave themselves into the now-familiar chicken-wire-like tubes. It also garnered a bit of controversy over what precisely the results meant.

"Boris caught some heat over it," Maruyama said. "The experimental work out there indicated his theory might be true, but they couldn't confirm it. The good part about our work is that it's fairly unambiguous."

Yakobson, Rice's Karl F. Hasselmann Professor of Mechanical Engineering and Materials Science and professor of chemistry, took it all in stride. "The criticism didn't affect anything; it was actually the best advertisement and motivation for further work," he said. "In fact, (nanotube pioneer Sumio) Iijima noted early that 'helicity may aid the growth.' We have transformed it into a verifiable equation."

Experimental confirmation of a theory is never final but always satisfying, he admitted, and the Air Force lab was uniquely equipped to prove the linkage between the speed of a nanotube's growth and its chiral angle.

The chirality of a single-walled nanotube is determined by the way its carbon atoms are "rolled." Yakobson has described it as similar to rolling up a newspaper; sometimes the type lines up, and sometimes it doesn't. That alignment determines the nanotubes' electrical properties. Metallic armchair nanotubes, so named for the shape of their uncapped edges, are particularly desirable because electrons pass through from tip to tip with no resistance, while semiconducting nanotubes are useful for electronics, among other applications.

Rao developed a technique in Maruyama's lab to measure the growth rates of individual nanotubes. "It's an impressive setup," Yakobson said. "They can grow individual tubes in very low density and identify their signatures -- their chirality -- and at the same time measure how rapidly they grow."

The technique involved mounting catalyst nanoparticles on microscopic silicon pillars and firing tightly controlled lasers at them. Heat from the laser triggered the nanotubes to grow through a standard technique called chemical vapor deposition, and at the same time, the researchers analyzed nanotube growths via Raman spectroscopy.

From the spectra, they could tell how fast a nanotube grew and at what point growth terminated. Subsequent electron microscope images confirmed the spectra were from individual single-walled nanotubes, while chiral angles were determined by comparing post-growth Raman spectra and nanotube diameters to the Kataura plot, which maps chirality based on band gap and diameter.

They noted in the paper that the results provide a basis for further research into growing specific types of nanotubes. "Now that we know what the growth rate is for a particular chirality nanotube, one could think about trying to achieve growth of that specific chirality by influencing growth conditions accordingly," Rao said. "So, basically, we now have another 'knob' to turn."

"This work is at a very early development stage, and it's all about post-nucleation," Yakobson said. "Nucleation sets what I think of as the genetic code -- very primitive compared to biology -- that determines the chirality and the speed of growth of a nanotube." He said it may be possible someday to dictate the form of a nanotube as it begins to bubble up from a catalyst, "but it will take a lot of ingenuity."

Yakobson revealed a formula last year that defined the nucleation probability through the edge energies for graphene, which is basically a cut-and-flattened nanotube. But the earlier and related dislocation theory applies to the following growth, and if confirmed further may turn out to be his masterwork.

"The dislocation theory of growth is elegant and simple," Rao said. "It's still too early to say that it is the only growth mechanism, but Boris should be given plenty of credit for proposing this bold idea in the first place."

Co-authors are former Rice graduate student Tonya Leeuw Cherukuri and David Liptak, both researchers at the Air Force lab.

The Air Force Office of Scientific Research and the National Research Council funded the work.
